Bates & Myers Company is founded by Floyd Bates and Richard Myers, serving the Dallas–Fort Worth industrial real estate market.
2022
Texas IOS is launched as a focused, specialized brand—initially designed to attract prospective buyers and extend the reach of Bates & Myers Company within a growing, still-emerging asset class.
2016
Caleb Bates joins the business with a Texas real estate license and a growing enthusiasm for industrial real estate.
2024
Caleb begins putting together his own IOS deals, structuring acquisitions through single-purpose entities and building independent investment experience.
2018
Caleb and Floyd Bates purchase their first industrial property together in Dallas—marking the start of hands-on investment experience.
2025
Caleb acquires Bates & Myers Company and rebrands it as Bates Real Estate, officially launching July 3, 2025. The firm continues as the brokerage listing engine behind Texas IOS.
2021
Caleb is introduced to industrial outdoor storage (IOS)—initially mistaking it for Apple iOS iPhone software. With some education, it clicks, quickly becoming a defining shift for the business.
